Landlords
Harrison Homes offer three levels of service to accommodate the differing
needs of clients ranging from an Introductory Service for the more experienced
Landlord to a Full Management Service for complete peace of mind. The Full Management Service ensures that every aspect of the lettings process is dealt with efficiently and cost effectively on your behalf and that you avoid having to deal with any of the time consuming and demanding issues that can arise during a tenancy.
TENANT FIND
The tenant finding service includes: -
1. Advising as to the likely rental income.
2. Advertising the property.
3. Finding a prospective tenant and carrying out reference and credit checks via an independent referencing agency.
4. Preparing the tenancy agreement and renewing at the end of each term if required (an additional fee will be required for the preparation and renewal of the tenancy agreement at the end of each term).
5. Liaising if necessary with the landlord's mortgagee in respect of the tenancy agreement. (It is the landlord's responsibility to ensure that if they have a mortgage on the property that the lender has granted permission for the property to be let.)
6. Taking a deposit from the tenant to be held by the landlord.
7. Collecting the first months rent.
8. Advising the necessary utilities of any change of tenancy. (Except BT).
9. Preparation of inventory/schedule of condition including photos. (Unfurnished property only).
Additional services will be charged accordingly
TENANT FIND AND RENT COLLECTION
This is the same service as above, but we also continue to collect the monthly rent and pay this over to the Landlord monthly, as agreed.

FULL MANAGEMENT SERVICE
Harrison Homes Lettings & Property Management provides management service to owners wishing to let out their property. The standard fee for the management is taken as a percentage of the gross rent due for the period of the tenancy. A set up fee will normally be charged for finding a suitable tenant and setting up the tenancy.
The management service includes: -
1. Advising as to the likely rental income.
2. Advertising the property.
3. Finding a prospective tenant and carrying out reference and credit checks via an independent referencing agency.
4. Preparing the Tenancy agreement and renewing the same at end of each term if required (an additional nominal fee will be required for the preparation and renewal of the tenancy agreements at the end of each term).
5. Liaising if necessary with the landlord's mortgagee in respect of the tenancy agreement. (It is the landlord's responsibility to ensure that if they have a mortgage on the property that the lender has granted permission for the property to be let.)
6. Taking a deposit from the tenant to be held by the agents as stakeholders* (Includes pet deposit)
7. Collecting the rent monthly and paying over to the landlord monthly, as agreed.
8. Advising the necessary utilities of any change of tenancy. (Except BT).
9. Regular inspections of the property during the tenancy. ( Inspections will be carried out on a 3 monthly basis)
10. Co-ordination or repairs or maintenance including arrangements for tradesmen to attend at the property and obtaining estimates where necessary, supervising works (an additional fee may be due for supervision depending on circumstances) and settling accounts from rents received.
11. Issuing of notice of seeking possession. (full management only).
12. Preparation of inventory/schedule of condition including photos. (Unfurnished property only)
13. Issuing of rent increase notice.

* Stakeholder - The agent holds the deposit as stakeholder and is obliged to act as an independent third party in the arrangement, and aims to deal with both parties fairly and correctly. If agreement can not be reached on any deposit dispute then the agents decision will be final.(Only applicable where agent holds the deposit).
RENT AND LEGAL PROTECTION INSURANCE
Although the aim is to take every care in managing the property, Harrison Homes Lettings & Property Management cannot accept responsibility for non-payment of rent, damage or other default by the tenants, or any associated legal costs incurred in their collection.
To compliment our Full Management Services we can arrange an insurance policy for you that will guarantee the rent for the term of the tenancy and provide legal protection.
